First Home Owners Grant Recent government changes introduced throughout Australia for First Home Buyer Grants will bring some fabulous opportunities for someone to break into the market. In South Australia you can apply for up to $25,000 if you build a new home or buy a new home. Just because you are getting this grant does not always guarantee that you are going to be better off buying a property in a locality that will not maximise the benefits of property investing. It is very important that you do your research on areas where you wish to purchase to maximise your return. When you use Coull & Prior Taxation Finance as your Mortgage Broker we can provide you with MARKET DATA* on the properties you are looking at which will give you average growth in the area demographics and average rental yields. TIPS Did you know that if you owned an investment property bought after 1 July 2000, and have never lived in that property, you are eligible to still buy your first home and claim the government grant? You can buy a second hand property and still get a portion of the grant. If you own vacant land you can still build a house and claim for the grant. You must intend on living in the property within the first 12 months and you don't have to move in straight away. A unit or townhouse also gives you the government grant. WHAT DO I DO NOW? You need to contact Anthony Frasca, our Accredited Mortgage Broker to discuss the options available to you whether you're a first home buyer or you are looking to restructure your own existing finance. If you're not eligible for the grant then you may know someone else who can take this opportunity. A number of clients have recently been in contact to evaluate their financial position and we'd like to offer you the same opportunity. Please give us a call on 08 8447 4433 to arrange an appointment. Or use our website to book an appointment online or request a call back. |
